How Ejari registration works.
Ejari is the Dubai Land Department (DLD) system that registers tenancy contracts. Your Ejari certificate is the proof of address DET asks for when it issues or renews a mainland licence. As the operator of the space, we register the contract for you, so you don't need to visit a trustee centre.
For commercial space, DLD says the Ejari must be issued to an entity with a valid licence. So you will need your DET initial approval or trade licence, the passport and Emirates ID of the person signing, and a power of attorney if someone signs on their behalf.

As of 2026, DLD's published fee for registering a tenancy contract is AED 100, plus AED 10 knowledge and AED 10 innovation fees and a service-partner fee. Your quote tells you what is included.
Renewing your Ejari.
An Ejari runs for the term of your tenancy contract. When the contract renews, the new term is registered and a new certificate is issued. Renew before it expires, because DET checks for a valid Ejari when you renew your trade licence.
DLD will not register a new contract while earlier contracts for the same tenancy are unregistered, so a lapse can slow things down. If you move to us from another provider, tell us early and we will check what your current Ejari needs first.

Visa quota: the number of visas a company can sponsor depends on its licence and its office space, and is confirmed by DET and the immigration authorities. Need room for a team? What is Ejari and why do I need it?
Ejari is the Dubai Land Department's system for registering tenancy contracts. DET asks for a valid Ejari as proof of a business address when it issues or renews a mainland trade licence. Without one, you cannot keep a DET licence active.
